How to properly list your property


I'm about to go and meet with my clients to review offers on the condo we have listed, tonight's offer night. It got me thinking about the best way to market a listing and what makes the best strategy.

Every listing is different and the timing of your listing plays a role in the decision making. Is it in a hot Spring market with everyone wanting to buy or is it in the middle of the Summer? This can affect the outcome greatly and will alter what strategy you should utilize.

In my opinion, with the way the market is right now, the best strategy is to have an offer night. Basically, you put the condo on the market at the beginning of the week, Tuesday is good because it gives enough time for showings during the week. Then you have an open house all weekend to drum up more interest. I always post Facebook and Instagram ads along with Google Adwords to drive potential buyers to a landing page. The landing page will have all the information on the property - pictures, features, virtual tours. It will also have a place to enter your email and book a showing. This way I'm getting as much exposure as I possibly can, of course it's on MLS as well which has the biggest potential for traffic really.

Now that I have created as much exposure as I can, driven traffic to the site, collected emails and names of potential buyers and I have all the realtors who did showings as well, it's time to hold the offer night. The best time to do that is either Monday or Tuesday night, depending on if you have a direct competitor at that time as well or not.

The offer night is important because it creates a buzz around the property but also let's other buyers know they are competing. When they know that they are competing they are much more likely to raise their offer in order to beat everyone else. This is what brings in the high amounts that you as the seller wants. It's my job to get you the most for your property and having buyers duke it out to win your condo is the best strategy in this heated market.
